I went to the college, studied physics, and eventually added construction as a second pioneer – but this does not seem creative enough. Therefore, real estate was added as a second largest in the second year. You are excited because you can see the entire development process from the start.
Rajan: Reynzo and I really re -communicate in Texas. I was working in Dallas and visiting another friend in Austin. Reynzo has just happened to be there. This is where you first got to know the development of real estate. Now, I specialize in that and real estate.
Renzo: I was working on trading on commercial development in Austin. The idea of buying investment lands with Rajan participated while working at JP Morgan in Dallas, and that was, in some way, the beginning of our partnership.
We wanted to diversify our investments with real estate
Rajan: I have been selling shoes for a very long time, and I have provided a lot of money over the past five years. I wanted to stop some of them in real estate. The inspiration to enter the properties came from my father, who suggested to see. I already had a lot of money in the stock market, so I wanted to diversify a little.

I bought a property on my twenty -first birthday. It was one house from the family for $ 295,000, about five minutes from UVA, so it keeps its value very well. I rented it for a family living there.
Renzo: There was a 24 -year -old child in Texas who built a haven for $ 2.5 million, then sold it two years after $ 7 million. And I thought that if I could do something very similar, only in a market closer to the place where my house was, we will go beyond.
Rajan: Reynzo brought me this deal. He is the person he found, he is the person who got it, he is the person who did the research, and he just brought me.
My father started his own company, and before he made it clear, he was like, “Just go do it.” I am very grateful because he had a complete faith for me to do what I have.
We believe that we can get $ 100,000 per year
Renzo: Our property is 2.5 acres in front of Royal, Virginia. We got it under a contract for $ 37,000 immediately after Thanksgiving 2024. We bought it for free and clear.
Rajan: We closed on January 10. We have begun to purify the earth, but we haven’t started laying the foundation yet.
Renzo: 2.5 acres are divided into four parcels, and the final goal is to get four luxurious cabins.
I bought the plans of cabins for $ 2000, and perhaps six months before purchasing the land. I had to purchase them to find out how much the cost of construction, which will be used in our financial model.

We use a $ 300,000 construction loan to build the first cabin, a type of maximum financial ability. Our financial resources limit us in this sense, so we will build the remaining three stages.

Once we get full -time roles, our ability to debt must increase. Therefore, we may think about building the three at the same time.

We discovered Front Royal is one of the strongest short-term rental markets in Virginia because it is very close to the capital-it is only one hour away.

Rajan: We expect to be completely practical. This is not an investment; This is a work that we start.
